Owensville Grimco Industrial Expansion


Archer drafted Preliminary Engineering Reports and has worked closely with the City of Owensville to assist in a multiple-phase project for the Grimco Industrial Expansion.

Grimco has been a manufacturer and wholesale retailer of signs and sign supplies since 1875. The company wholesales to sign companies, catalog companies, government agencies, corporate and private accounts. All manufacturing has been performed at the existing 60,000 square-foot facility since moving to Owensville nearly 20 years ago. The Owensville facility is the centralized distribution center to all of Grimco's 16 business centers throughout the United States.

The first of a multiple-phase expansion, Grimco plans to construct an 18,000 square foot warehouse to be situated on the existing property, immediately adjacent to, and adjoining the existing 60,000 SF building.

The implementation of multiple-phases will require the construction of an access road for trucks to load and unload products. With an eye toward future development, Archer recommended that land be sought for dedication and public improvements to benefit both Grimco and adjacent landowners. Centering the access road along the adjoining property line will also provide for the optimum use of developable space on the Grimco site, and accommodate storm water and sewer improvements as well.

Archer planned utility extensions to consider construction improvements that would accommodate both proposed and future expansions. The project consisted of approximately 850 lineal feet of new commercial asphalt roads with concrete curb and gutter and stormwater collection and distribution improvements along with 1,330 lineal feet of sanitary sewer mains and 700 lineal feet of water mains to provide service to all future phases of the project as well as adjacent industrial properties.

The final planning step was to consider storm water improvements that would meet current and future storm water discharge regulations for this and surrounding areas. The City did the construction utilizing their own crews and equipment to provide for the most economical utilization of infrastructure development funds.
