Fredericktown Commercial/Industrial Park
Archer drafted Preliminary Engineering Reports and worked closely with the City, the Southeast Missouri Regional Planning Commission, the United States Department of Agriculture and Economic Development Association to obtain nearly $1.5 million in financial assistance for the phased development of a 184-acre commercial and industrial park. The project is located in the northeast quadrant of Missouri Highways 67 and 72 in Madison County. Archer continues to assist administrators in obtaining innovative funding to complete the rapidly expanding project, seeking such funding methods as Transportation Development District (TDD) and Tax Increment Financing (TIF).
With the City's purchase of an adjacent 47-acre tract, Archer managed the design/build of nearly 230 acres of mass grading, 2.25 miles of commercial grade roads and associated stormwater improvements to include Highways 67 and 72 intersection improvements, and utility extensions to accommodate development. The project also includes the design and construction of the water system improvements consisting of 1.5 miles of waterline construction and 500,000 gallons of additional storage, and complete replacement of the City's controls and monitoring system.
Future phases of the project will include the incorporation of the Highway 72 Bypass, expanded road and utility extensions, and a project that will integrate stormwater management with City parks and a sports complex along the Little St. Francis River.
